Casa Caribbean Soul, Tankah Paraiso, Lot 3 South is located approximately one hour and 30 minutes south of the Cancun airport. Upon leaving the airport you will intersect with Highway 307 which runs north and south so you want to turn right(south) on this hwy. Highway 307 is the main artery of the Maya Riviera.   Follow the signs that say either Chetumal or Tulum or Playa del Carmen, just make sure that you are headed south AWAY from Cancun. As you proceed south down hwy 307 follow the Tulum signs. About 25 minutes past Playa Del Carmen you will need to watch for XEL-HA Park which is a major tourist attraction. Exactly 8 km south of the park you will see a green road sign for Casa Cenote & Tankah Tres and a blue and white sign for Blue Sky casitas (on the left at the entrance of the road.) Now you know that you are getting very close to your turn off but it is not possible to turn here continue down PAST Dreams Resort. Go Past Dreams(Dreams is an all inclusive resort just 500 meters south of our old exit) to the sign that says RETORNO with a left turn lane to make a U-Turn, now you will be on the north bound side of 307. Heading back to the north(stay in the right lane) now you will pass DREAMS resort again, and 500 meters past Dreams on the right you will see our road, it is NOT a paved road it is caliche and turn RIGHT. Pay attention when exiting the hwy as you don`t know what or how fast someone in here may be exiting. The road is  caliche and is not paved! There is a huge cellular tower at the entrance to our road from 307   this is the road to my house. There is a big  sign up advertising Blue Sky Hotel TURN RIGHT on this caliche road.  Follow this road down about 3/4 of a mile in and you will come to a security guard house where the road curves to the left. They will stop you and ask where you are headed. Tell them that you are guests of Casa Caribbean Soul, Lot 3 South Tankah Paraiso and that you are expected and they will let you in.Continu on past here and you eventually will come to Casa Caribbean Soul about a mile and a half in on your right.

To confirm a reservation, the deposit is due within 7 business days of email confirmation. A 50% deposit is required on all rentals. Balance and damage deposit is due 60 days prior to arrival. If you are confirming reservations 60 days or less before arrival date, your balance and damage deposit are due upon confirmation of 7 business days. Written confirmation, area information and directions are sent upon receipt of deposit. Check - in 3:00 p.m., Check - out 10:00a.m. (depending upon occupancy, special arrangements may be made)

$500.00 refundable damage deposit is required and will be returned within 2 weeks after visit providing no damage to the house or property has occurred.

All holiday reservations require full payment in order for them to be considered confirmed.
Holidays are defined as the weeks of: US Thanksgiving, Christmas, New Years, and Easter.


ACCEPTABLE USE OF RENTAL PROPERTY- Only the number of people reflected in the Rental Agreement are permitted to over-night at the dwelling. No weddings, parties or large gatherings are permissible. There is NO SUBLEASING of the dwelling permitted. Any deviation from these provisions will result in immediate forfeit of your
deposit, additional charges to be paid on site and/or eviction.

WEATHER
There are no refunds due to bad weather or hurricanes; including any inconvenience or complication caused by a hurricane's direct hit, near miss, or significant threat of a hurricane strike. Hurricanes are by nature unpredictable and an act of God. Clients are encouraged to purchase travel insurance to protect their vacation investment.

CANCELLATION- POLICIES


The following assessments will apply to cancellations for Casa Caribbean Soul:

*Cancellation prior to 60 days from arrival date will result in the forfeit of deposit.

*Cancellation less than 60 days prior to arrival date will result in the forfeit of 75% of the Total Rent.

*Cancellation less than 30 days prior to arrival date will result in the forfeit of 100% of Total Rent. *There are no refunds on cancelled holiday reservations. *NOTE* should a cancellation apply and re-scheduling is applicable all efforts will be made to re-schedule applicant at the same time of year, season of original reservation if available within 1 year of the original reservation. If different dates are required to secure reservation because of a different season the rates may be different.
